The Real Outdoor Xperience at Lake 12 is water sports and outdoor adventure centre based on the banks of a 50 acre lake and land site of Special Scientific Interest. One of the oldest, deepest and biggest lakes in the Cotswold Water Park, we have so much to offer the whole community, from boat and board hire, new hobbies, water sports experiences and qualifications and a lakeside coffee shop and bistro for walkers and nature lovers to enjoy the environment.
At The Real Outdoor Xperience we’re all about reconnecting people with the great outdoors and each other, and believe that life is better when it is lived outdoors.
We are an RYA and British Canoeing training centre offering a range of taster experiences and qualification training courses in sailing, windsurfing, kayaking, canoeing and paddleboarding. In addition, we offer a range of adventurous activities on site including high-ropes and climbing, raft building, archery, team challenges and bushcraft experiences for individuals, groups, schools, colleges and corporate organisations.

Come and hire your choice of Kayak; Canoe; Stand-Up Paddleboard, or take to our Sky-line high ropes. Our expert instructors will help get you started and ensure you are safe to enjoy your experience.

The Real Outdoor Xperience is an approved RYA, BCU & BSUPA training centre, running courses for ages 8+ and all abilities from complete beginner through to instructor level.
Our focus is on ensuring you have an engaging, fun experience, growing your skills and feeling safe under our experienced instructor’s guidance. We only recruit the best instructors who are passionate, have great experience and love helping you learn new skills.

The Lodge at Lake 12 is about delicious drinks, tasty treats and stunning surroundings. We've always shared our love of the great outdoors with you, but The Lodge brings you the best coffee, cakes and savoury indulgences we can find to enjoy in the gorgeous surroundings of Lake 12.
Of course, we're not just about the coffee and cake and have just as much to offer the tea drinkers, savoury appreciators and youngsters amongst you. We welcome walkers, cyclists and dogs and have a wonderful wood burning stove to keep you warm on the colder days or the best lakeside views when weather allows.
